1. Acceptance of these terms

These Terms of Service ("Terms") are a binding agreement between you and Reach Referral Hub LLC ("ReACH," "we," "us," "our"), a Texas limited liability company operating as a Limited Function Referral Office (LFRO) brokerage in partnership with White Picket Realty.

By creating an account, paying a fee, submitting a referral, or otherwise using our website or services (collectively, the "Service"), you agree to these Terms and our Privacy Policy. If you do not agree, do not use the Service.

You also acknowledge that, as a ReACH member, you may be required to sign a separate written "Agent Agreement" with ReACH (typically via DotLoop) that governs your specific brokerage relationship. In the event of any conflict between these Terms and your signed Agent Agreement, the Agent Agreement controls for matters specific to brokerage operations.

2. Eligibility and licensing

ReACH is open to:

  • Active Texas real estate license holders;
  • Individuals in the process of obtaining a Texas real estate license; and
  • Unlicensed individuals signing up under our Interim Membership and License Reimbursement Program (see Sections 4 and 5).

Important: Texas law requires an active, in-good-standing Texas real estate license to legally receive a referral fee in a real estate transaction. ReACH may collect membership fees and queue referrals from unlicensed members, but no referral payout will be released until your Texas license is active and in good standing with ReACH as your sponsoring brokerage.

3. Membership tiers and fees

ReACH offers three annual membership tiers:

  • Starter: $350/year — 15% referral fee on closed deals.
  • Pro: $500/year — 20% referral fee on closed deals.
  • Elite: $750/year — 25% referral fee on closed deals.

Fees are billed annually, in advance, and are non-refundable except under the limited "Pay Yourself Back" guarantee described in Section 8. The applicable referral percentage is locked at the tier you held when each referral was submitted.

Membership covers placement of your active Texas license with ReACH as your sponsoring brokerage, access to the ReACH dashboard and Playbook, all WPR trainings, and absorption of standard brokerage fees (HAR, TAR, NAR, MLS, Supra, monthly brokerage fee, E&O insurance, and transaction fees). It does not cover external license renewal fees imposed directly by TREC or continuing education costs.

4. Interim membership ($100 down)

The "$100 Down" offer allows you to pay $100 today and defer the remaining tier balance until your first referral closes. By choosing this option, you agree to the following:

  • You select a tier at signup (Starter, Pro, or Elite).
  • You pay $100 immediately as a non-refundable down payment, which is applied toward your selected tier's annual fee.
  • Your outstanding balance equals your selected tier's annual fee minus $100 (Starter: $250 remaining; Pro: $400 remaining; Elite: $650 remaining).
  • Your outstanding balance is automatically deducted from your first qualifying referral payout. You are not separately billed for the balance, and you do not owe it out of pocket if your first referral never closes.
  • You may submit referrals immediately, even if you are not yet licensed. Earnings accrue to your ReACH wallet but are not paid out until your Texas license is active with ReACH as your sponsoring brokerage (see Sections 2 and 7).
  • The Interim Membership is intended for serious applicants. We reserve the right to suspend or close accounts that show no good-faith progress toward licensing within 12 months.

5. License reimbursement program

If you are not yet licensed and you complete licensing while a member of ReACH, ReACH will reimburse your reasonable, documented licensing costs, including:

  • Pre-license coursework (180-hour TX requirement);
  • State exam and fingerprint fees;
  • License application and issuance fees;
  • MLS and HAR/TAR/NAR onboarding fees;
  • First-year E&O insurance.

Reimbursement is paid from ReACH's share of the commission earned on your first closed referral, not yours, and is contingent on your agreement to remain a ReACH member in good standing for at least three (3) consecutive years from the date your license becomes active with ReACH.

If you leave ReACH before the 3-year commitment ends: you agree to repay the prorated portion of the license costs ReACH reimbursed to you. The repayment amount is calculated as the original reimbursement multiplied by the fraction of unfulfilled months out of 36. Repayment is due within 30 days of your separation from ReACH.

6. Referrals and payouts

6.1 Submitting referrals

You may submit referrals through your ReACH dashboard at any time. By submitting a referral, you represent that:

  • The referred individual has expressed genuine interest in buying, selling, leasing, or otherwise transacting real estate.
  • You have a pre-existing relationship with the referred individual (i.e., you are not a stranger to them).
  • You have permission to share the referred individual's contact information with ReACH and our partner brokerage.
  • You will not solicit, list, sell, lease, show, negotiate, or otherwise perform real estate brokerage activities directly for the referred individual. As a referral-only agent, your role ends at submitting the referral.

6.2 Matching and routing

ReACH ops (in coordination with White Picket Realty) reviews each referral and matches it with a qualified WPR agent based on the client's needs, location, transaction type, and the WPR agent's expertise and availability. The final matching decision is made by ReACH, although you may indicate a preferred WPR agent on the submission form.

6.3 Payouts

When a referral you submitted closes, your referral percentage (15%, 20%, or 25% based on your tier at time of submission) is calculated on the gross commission earned by the WPR agent on the transaction. The payout is credited to your ReACH wallet (see Section 7) and may be requested for ACH disbursement.

ReACH typically funds payout requests within 7 business days. Payouts may be delayed for fraud review, tax compliance, or transaction disputes. ReACH issues a 1099-NEC for total annual payouts of $600 or more.

6.4 What is NOT a qualifying referral

The following do not qualify for referral compensation:

  • Referrals submitted without the client's awareness or consent.
  • Referrals where you have a financial interest in the property itself (e.g., your own listing).
  • Self-referrals or referrals of immediate family members where the family member is also a licensed agent on the transaction.
  • Referrals to brokers outside the ReACH/WPR network without prior written approval.
  • Duplicate referrals already in our system or already represented by another agent.

7. Your agent wallet

Your ReACH wallet is a ledger that tracks:

  • Credits: referral payouts earned on closed deals.
  • Debits: tier balance applied (for interim members), payouts disbursed to you, and any corrections or adjustments.
  • Available balance: credits minus all debits. This is what you may request to withdraw via ACH.

The wallet is a record-keeping tool, not a deposit account. Funds shown in the wallet remain ReACH property until disbursed. Wallet balances do not bear interest. ReACH may correct errors, void duplicate credits, or reverse debits at any time, and will notify you of any material adjustment.

8. "Pay Yourself Back" guarantee

If you submit three (3) or more qualified referrals through the ReACH portal within your first 12 months of paid membership, and none of those referrals close, ReACH will refund 100% of your annual membership fee paid for that year.

"Qualified" means: real buyer or seller intent, complete and accurate submission, the referred individual was contactable and at least had an initial conversation with the assigned WPR agent. ReACH makes the final determination of whether a referral is qualified, in good faith, with reasonable consideration of effort on both sides.

Refunds under this guarantee are paid within 30 days of a written request emailed to joinreach@teamwpr.com following the end of your 12-month period. You retain access to your dashboard and Playbook through the remainder of the year.

9. Acceptable use

By using ReACH, you agree NOT to:

  • Perform brokerage activities other than referrals (no listings, showings, negotiations, leases, or sales).
  • Submit fraudulent, fake, duplicate, or non-consensual referrals.
  • Misrepresent yourself, your license status, or your relationship to a referred individual.
  • Use the Service to compete with ReACH, scrape data, or develop a competing product.
  • Attempt to bypass payment, RLS controls, or other security features.
  • Use the Service to send spam, harass others, or transmit malware.
  • Violate the Texas Real Estate License Act, TREC rules, or any applicable federal, state, or local law.

We may suspend or close your account at any time for violation of these Terms, with or without notice.

10. Termination

You may close your account at any time by emailing joinreach@teamwpr.com. Note that:

  • Annual fees already paid are non-refundable, except under the guarantee in Section 8.
  • If you have an unpaid tier balance from Interim Membership, it remains due and ReACH may pursue collection.
  • If you participated in the License Reimbursement Program and leave before 36 months, the prorated repayment obligation in Section 5 applies.
  • Referrals already in progress at the time you leave continue to be processed; you remain entitled to any earned referral fee on those, paid out per Section 6.
  • Your data is retained per the schedule in our Privacy Policy.

ReACH may terminate your account immediately for cause, including non-payment, fraud, license suspension or revocation, or material breach of these Terms.

11. Disclaimers

The Service is provided "as is" and "as available" without warranties of any kind, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, or uninterrupted availability.

ReACH is the sponsoring brokerage for licensed members but is not a party to any real estate transaction conducted by a WPR agent for your referred client. We do not guarantee that any referral will close, the timeline of closing, the sale price, or the agent commission earned. Past referral performance is not indicative of future results.

Estimates shown in the calculator, the dashboard's "pending" column, or anywhere else on the Service are illustrative only and not promises of income.

12. Limitation of liability

To the maximum extent permitted by applicable law, ReACH (including its officers, directors, employees, contractors, and partner brokerage) is not liable for any indirect, incidental, special, consequential, or punitive damages, including lost profits, lost referral opportunities, lost data, or business interruption, arising from or related to your use of the Service.

ReACH's total aggregate liability to you for any claim arising under these Terms is limited to the greater of (a) the total amount you have paid ReACH in the 12 months preceding the claim, or (b) $500.

Some jurisdictions do not allow the exclusion or limitation of certain damages. In those jurisdictions, ReACH's liability is limited to the maximum extent permitted by law.

13. Indemnification

You agree to indemnify and hold harmless ReACH and its affiliates, partner brokerage, officers, directors, employees, and contractors from any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising from: (a) your use of the Service; (b) your violation of these Terms or applicable law; (c) your submission of any referral, including any claim that the referred individual did not consent; or (d) your performance of any activity beyond the scope of a referral-only role.

14. Disputes and governing law

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules. Any dispute arising under these Terms shall be resolved exclusively in the state or federal courts located in Harris County, Texas, and you consent to personal jurisdiction in such courts.

Before initiating litigation, the parties agree to attempt good-faith resolution by email or in-person meeting for at least 30 days. Nothing in this section prevents either party from seeking injunctive relief for intellectual property infringement or breach of confidentiality.

15. Changes to these terms

We may update these Terms from time to time. When we do, we will revise the "Last updated" date at the top and, for material changes, notify active members via email at least 30 days before changes take effect. Your continued use of the Service after the effective date of changes constitutes acceptance. If you do not agree to the updated Terms, your sole remedy is to close your account.
